We've spent decades refining our process to make building your new home as easy and enjoyable as possible. Here's an outline of the steps, but don't worry, we'll be with you every step of the way. If you have any questions, we'd love to talk with you about building your dream home.

Planning

Initial Consultation

Every home we build starts with a free, no-obligation design consultation with Chris. This is where we dig in—learning about your timeline, must-haves, preferences, and the kind of lifestyle your home needs to support.

The goal of this meeting is simple: to walk away with a clear direction for your new home.

We’ll talk through:

  • Architectural styles and inspiration
  • Lifestyle requirements
  • Budget expectations
  • Options and finish levels
  • Building site considerations

If you’re looking for a semi-custom home, we’ll pull from our library of plans based upon the discussion and review similar homes we’ve built, then see how we might customize it to fit your needs. If you’re looking for full custom design, we’ll gather all the information necessary to start the design process.

We also offer a no-fee building site evaluation, so if you already have land—or you’re considering a lot—we’ll take a look and talk through how your vision fits the site.

If you’re at all unsure about your budget and will require a mortgage, we highly recommend going through a pre-approval process with a lending institution to help establish budget parameters. We have a preferred lender we’d be happy to get you started with, or you’re free to use a lending institution of your choice.

Rough Estimate & Preliminary Design

We will provide you with a preliminary rough estimate, based on the plans and options incorporated from our first meeting. Although this will be a rough estimate, it usually is within 5-10% of the contract price. This price will not include additional upgrades that you may choose to add.

Upon your preliminary approval, there will be a small plan and/or lot reservation fee to start the initial design phase. We start with a floor plan to get the layout just right, then move on to elevation renderings so you can envision the exterior look of your home.

For many homes, Coblentz Homes uses the professional residential design & drafting firm, Design Visions. Your design and plans are created in the highest quality and are guaranteed to be structurally sound.

Review of Preliminary Plans & Initial Selections

Within 14-21 days we will have a set of scale floor plans for your new home. This is a very exciting time! We will meet to review the design and discuss any changes you'd like.

At Coblentz Homes, rather than working from vague 'allowances', we'll have you meet with various supply partners to choose fixtures and amenities. You're free to change your mind later in the process, but making preliminary selections now ensures we have an accurate estimate before you commit to building your home. You'll meet with:

  • Flooring Providers
  • Appliance Stores
  • Lighting Showrooms
  • Cabinet & Countertop Specialists
  • Plumbing Suppliers

Financing & Contract Signing

With the above information and approved plans in hand, we'll go through a detailed estimating process to provide you a fixed price for your new home. And since you've already met with our supply partners, you can be confident the allowances fit your preferences. Once ready, we'll meet to:

  • Review of the construction agreement and specifications
  • Confirm your financing is in place
  • Sign the contract

Construction

Pre-construction & Framing

Once the contract is signed, you'll meet with Phil who will manage the construction of your home. During this pre-construction meeting we'll go over more detailed selections – siding color, roof color, window sizes and colors, etc. This phase also includes:

  • Applying for permits
  • Excavation and basement/foundation pouring
  • Backfill to rough grade
  • Frame floors and walls, and install roof trusses
  • Install roofing and windows

Interior Finishing

Once framing is complete, you'll have another chance to review the details as you walk through the physical space. We'll go room by room with you and confirm details like:

  • Cabinet, light fixture and wall switch and outlet locations
  • Lighting and plumbing fixture selections
  • Trim and door package details

Construction continues with:

  • Plumbing and electrical rough-ins
  • Exterior siding
  • Interior drywall and paint
  • Flooring, tile, cabinetry and millwork installation
  • Doors and trim
  • Final installation of plumbing and electrical fixtures

Detailed Walk-through & Orientation

When construction has finished, we'll do a detailed walk through with you to ensure every detail meets expectations. We'll also go over lots of details like operation of the thermostat, filters and maintenance items, etc. We'll double check the operations of windows, faucets, doors and make a final punch list of any items that need addressed.

Move-in & Enjoy!

Closing & Move-in

Within a few weeks of the walk through, we'll address any punchlist items and do a final deep clean of your new home. Then we'll do one final walk through with you and have you sign an acceptance letter, hand you the keys and you can move in!

Warranty Follow-up

We take great pride in providing the best quality homes. Rare as they are, sometimes issues pop up. We'll check in at the 11-month mark to ensure no warranty issues are a concern, and if anything is amiss, we'll address it promptly.
